Construction Accounting Quality Assurance

AIA Document G702 & G703 Online Mathematical Verification Rules

Before approving monthly construction payment certificates or submitting draw requests to project owners, verify your schedule of values conforms to these mandatory mathematical rules.

01

Column G Total Completed & Stored Equality Check

Formula: Col G = (Col D + Col E + Col F)

In every line item on the AIA G703 Continuation Sheet, the total completed and stored value must strictly equal the sum of previous work (Column D), current period work (Column E), and stored materials (Column F).

Why it gets rejected: Excel rounding bugs and manual typing errors frequently cause 1¢ to $10,000+ discrepancies across large 100-line schedules.
02

Balance to Finish (Column I) Reconciliation

Formula: Col I = (Col C - Col G)

Column I represents the remaining contract balance to be billed. It must exactly equal the Scheduled Value (Column C) minus Total Completed and Stored (Column G).

Overbilling Flag: If Column G exceeds Column C (resulting in a negative balance in Column I), the contractor is overbilling without an approved change order.
03

G702 Line 4 Cross-Document Agreement with G703

Formula: G702 Line 4 = Grand Total(G703 Column G)

Line 4 on the G702 summary certificate (*Total Completed and Stored to Date*) must equal the exact grand total sum of Column G on the continuation sheet. Even a 50¢ discrepancy triggers an immediate architect rejection.
